Covenant Violations:

9 reminder letters were sent to homeowners regarding 6 yard signs, 2 unsightly objects and 1 unkempt yard.

8/19 email – Concerns over lack of progress or improvement regarding South Ridge entrance barricade, trash and mowing issues were raised again (AI 2/09-3 & 8/09-5).

Security Patrol Update for August

Patrol officers are still having problems with juveniles in and around the South Ridge area.  Juveniles throwing objects at cars on Center Ridge Dr. has subsided; however, eggs were thrown on vehicles parked along 186th St.

Design Review Board

DRB members met via email in August.

Design approval requests were approved for:  1 fence, 1 deck & patio, 1 siding material and 2 paint colors.

A design approval request was submitted via email on 3/31 for general, preliminary consideration and approval of a home design proposed for an undeveloped lot currently for sale.  

A discussion was held among RHOA Board members regarding level of DRB members’ decision autonomy.  The Board approved DRB decision autonomy over design approval requests, with no outside influence by other lot owners or persons, as per the covenants.

A discussion was held regarding DRB minutes.  Amount of information required in minutes was debated.  

ACTION ITEM 9/09-7 for Ramsay:  Susan will further research recommended policies and minimum standards regarding Board meeting minutes.

New Business

Newsletter & Website were discussed via email.  3rd quarter Ridges Review issues were mailed to homeowners in August.  Future newsletter articles and website information should be submitted to Board for review & approval before publishing.  2010 advertisers will be solicited soon.  Ideas about maintaining ad revenue, limiting new ads, restricting ad availability to residents, establishing consistent ad size and/or reducing number of pages with ads were considered.  

ACTION ITEM 9/09-2 for Baratta:  Sam will remove Pacific Springs Physical Therapy article from website.

Shadow Ridge Country Club requested a more supportive approach to SRCC-RHOA relationship.  RHOA will consider bids from SRCC to provide services.  Space for SRCC-related articles or announcements in the quarterly newsletter and on the website will be offered.

Board Meeting Location alternative is available at Upstream Brewery.  Minimum $150 food/beverage purchase is required for private room reservation.

Communication Update:

8/13 emailThe Board reviewed the Board Meeting & Executive Session Policy.

MOTION by Obermiller:  Move to approve updates to Board Meeting & Executive Session Policy.

Seconded and passed.

ACTION ITEM 9/09-1 for Baratta:  Sam will post updated Board Meeting & Executive Session Policy to the website.

9/4 email – United Republic Bank requested a resident mailing list to send special promotional offers.  The Board denied their request.  

9/01/90 letter City of Omaha advised that a temporary expense reduction will have an effect on the mowing & maintenance of all city parks for the remainder of 2009.

Pictures of neglected perennial beds in Fairway Ridge were sent by a homeowner requesting landscape maintenance in that area.

ACTION ITEM 9/09-8 for Baratta:  Sam will contact Montemarano to improve perennial bed maintenance.

The next monthly Board meeting is tentatively scheduled for October 7 at Shadow Ridge Country Club.
