The architecture of the centre combines the structure, layout and character of the old brewery with a modern design of the leading Czech studio Šafer Hájek Architekti. Two main malls of the centre, dominated by the old brewery’s chimney, will be overarched by a glass roof, which will bring in natural light to the malls. The combination of the contrast between modern and tradition parts of the building and the presence of natural light in the centre, will help visitors orientate themselves and will create a captivating shopping experience. The heart of the Breda & Weinstein centre will be the object of the former brewing house with original brewing equipment, where a large new stylish cafe will be created. A restaurant with a microbrewery will also be present in the project.
Achieving an energy-efficient design, which would save a significant part of the consumption of energy for heating and cooling over the year compared to the current standards, will be another significant challenge for the developer. To accomplish this goal, the centre will be for example using the most up to date energy-efficient technology for ventilation/cooling/heating and will employ practices such as overnight natural ventilation of the malls through chimney/atrium effect, presence of numerous water and green spaces or negotiations with the tenants regarding using energy-efficient lighting.
Developer of the project is Develon, a company co-founded by its partners, Radim Bajgar and Sebastien Dejanovski, and by the project’s investor Quinlan Private. Develon acts as an investment and development manager of all projects owned by Quinlan Private through its fund Quinlan Private Pembroke Holdings. Develon is active in Czech Republic and Slovakia, focusing predominantly on development of shopping centres, but also has multifunctional and residential projects in its portfolio.
The investor of the project is Quinlan Private. Quinlan Private is a renowned international real estate investment company, with a portfolio spanning shopping centres, office projects, residential estates and hotels, both in Europe and USA, in a total value of over 10 billion Euros. Prestigious hotels Claridge´s, The Connaught and The Berkeley´s in London, hotels Four Seasons in Prague and in Budapest or a shopping centre Palác Flora in Prague, Mall of Sofia in Sofia or Diagonal Mar in Barcelona are the highlights of Quinlan Private’s portfolio.
