If you are unable to afford to buy a home outright, then the Homebuy scheme could be a suitable option. HomeBuy is a government funded programme, covering a range of low cost home ownership products. It is targeted at groups such as public sector key workers or people in other priority groups, such as council or housing association tenants and those on the local housing register.
Open Market HomeBuy offers an interest free equity loan so that you purchase approximately 75% of the equity in a home of your choice from the open market. The remainder is funded through the equity loan. The loan is repayable at market value when the property is eventually resold. Open Market HomeBuy is mainly targeted at key workers.
New Build HomeBuy offers new homes on a part buy/part rent basis (formerly called Shared Ownership) where you purchase a share in the property, typically 40 - 50%, and pay a discounted rent to the housing association on the remaining share. Most shared ownership arrangements allow you to “staircase up” by buying additional shares of the home at a later date. The rental cost reduces as the amount you own increases. In most cases, it is possible to staircase up to 100% ownership of the property. .
New Build discounted rent – new homes available at approximately 80% of market rents. These are available only to key workers.
Social HomeBuy – offers some housing association tenants the opportunity to buy a share in their home. You will need to contact your own landlord if you are interested in buying your housing association rented home.
Eligibility can vary between individual schemes and full details will be provided upon application.
