plan for the first phases that indicated the areas to be preserved and the methods to be incorporated to ensure that the trees to be preserved are protected from removal and damage during construction. However, this plan only included the area west of Carson Street. The applicant shall submit a tree preservation plan similar to the one submitted for the first phase, but to include the area east of Carson Street. This tree preservation plan shall be submitted to Planning staff for review and approval prior to final plat consideration by the Governing Body. Two copies of the tree preservation plan shall be submitted to staff on or before March 28, 2005 in order to stay on schedule for the April 11, 2005 agenda. The applicant shall preserve the trees in accordance with the recommendation as contained in the tree preservation plan. Prior to grading on the site, the developer shall fence off areas where trees are not to be removed.
15.This subdivision is subject to the provisions of SMC 12.14, Park and Recreational Land Use Fund. Open space fees in the amount of $300 per residential lot ($6,300) shall be paid prior to the issuance of a building permit.
16.The Fire Chief shall approve all fire hydrant and fire lane locations. Any required hydrants shall be installed prior to issuance of a building permit.
17.The applicant is responsible for scheduling a pre-design meeting with Engineering staff prior to preparing any public improvement plans. Individual sets of the final street, storm drainage and stormwater detention, and street lighting plans must be submitted to the City for review and approval prior to commencing construction work on the site. These plans shall be prepared according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria.
18.Prior to commencing construction work, the applicant must obtain one or more Public Improvements Permit for all street, storm drainage and stormwater detention, and street lighting improvements required for the development site. All public improvements shall be constructed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria. No footing and foundation permits for the development shall be issued prior to the completion, inspection and acceptance of all required public improvements.
The applicant is responsible for submitting a computation plat with the recording copies of the final plat. The computation plat should show the bearings and lengths of all lines, and the individual area, in square feet, of all lots, open space tracts, and right-of-ways, and the centerline miles of all newly dedicated streets. The applicant is also advised the County Engineer does not yet require all points on a plat to be based on the Kansas State Plane Coordinates although this requirement may be implemented prior to preparing the recording copies of the final plat.
20.A short list of minor technical items has been provided to the applicant for revision prior to consideration of the final plat by the Governing Body. Two full size
