MARCH 21, 2005SHAWNEE PLANNING COMMISSION MINUTESPAGE 20

1.The building and parking lot shall be constructed as depicted on submitted site plans and building elevations. All gutters, downspouts, person doors, and overhead doors shall be painted to match the building.  The applicant shall obtain site plan approval by the Planning Commission prior to construction of the second phase;

2.The parking lot and proposed driveway approach shall be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria as outlined in the staff report. Plans submitted for a building shall depict two (2) as handicapped accessible spaces as required;

3.The trash enclosure shall be constructed of brick to match the building;  

4.The storm drainage system required for this development shall be designed in accordance with Division 4600, Storm Drainage, of the Shawnee Manual of Technical Specifications and Design Criteria as outlined in the staff report;

5.This development is subject to the provisions of Shawnee Municipal Code (SMC) Chapter 12.24, which pertains to the construction and maintenance of on-site stormwater detention facilities.  Two (2) facilities were constructed to serve the entire Perimeter Park subdivision.  Therefore, no further detention improvements are required for this development;

6.The site grading and erosion control measures required for this development will be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria as identified in the staff report;

7.Siltation control measures are required for all land disturbing activities.  The applicant is responsible for installing all such measures shown on the plans prior to commencing any grading activities or immediately following the completion of rough grading as outlined in the installation schedule;

8.The applicant is responsible for obtaining such permits as may be required by the Army Corps of Engineers (COE) for grading activities covered by Section 402 (Wetlands) and Section 404 (Waters of the United States) of the Clean Water Act;

9.The applicant is responsible for obtaining such permits as may be required by the Kansas Department of Health and Environment (KDHE) for grading activities covered by the Environmental Protection Agency’s National Pollutant Discharge Elimination System Permit Program.  A copy of the application for any required permit must be submitted to the City prior to the issuance of any grading permit;

10.All signage shall conform to requirements of Shawnee Municipal Code (SMC) 5.64 and permits shall be obtained prior to installation of any signage on the site. If at a later date it is determined that exterior wall signage will be utilized,
