the applicant shall be required to submit a unified sign scheme to the Planning Department indicating one (1) primary sign color, and up to two (2) additional accent colors;

11.Air conditioning units shall be ground-mounted at the rear of each building and shall be screened with a 4’6” solid fence enclosure;

12.Open space fees in the amount of $1,886.31 are required to be paid prior to issuance of a building permit;

13.Parking lot lighting shall be 19 to 24 feet in height including the base and the fixture shall have a flat lens so that the bulb is recessed inside the shoebox;

14.The Fire Chief shall approve all required fire lane and fire hydrant locations and they shall be installed prior to issuance of a building permit;

15.No outdoor storage of equipment or materials on the site shall be allowed;

16.All utilities shall be placed underground;

17.The applicant is responsible for scheduling a pre-design meeting with Engineering staff prior to preparing the final site development plans, which must show all proposed public and private site improvements.  The public improvements required for this development should be limited to grading within the public street right-of-way and connecting the private storm sewer to the public system.  As previously discussed, the commercial driveway approaches will be constructed as part of the required street improvements.  These public improvements shall be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria.  The final site development plans must be submitted to the City for review and approval of the public improvements prior to issuance of a footing and foundation permit;

18.Prior to issuance of a footing and foundation permit, the applicant and/or developer must obtain one (1) or more Public Improvements Permits for all street, storm drainage, and street lighting improvements required for both the subdivision and the development site.  All public improvements shall be constructed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria.  No Certificate of Occupancy for the development shall be issued prior to the completion, inspection and acceptance of all required public improvements;

19.All plant material shall be planted as shown on the landscape plan prior to issuance of the final Certificate of Occupancy and all disturbed areas will be sodded in accordance with SMC 17.57; and


The site plan is subject to City Council review until 5:00 p.m. Monday, March 24, 2005.
