SITE PLAN REVIEW
The applicant requests site plan approval for the construction of one (1) 170’ x 64’ (10,880 square foot) office/warehouse building within Perimeter Park. The site plan is contained within the Perimeter Park, 10th Plat. As such, its approval is subject to all conditions of approval imposed on the subdivision.
The subject property, lot 1 of the Perimeter Park, 10th Plat, contains approximately 2.41 acres. The property is zoned PI (Planned Industrial) and office/warehouse buildings are an allowed use in the PI zoning district. A conceptual future building footprint for a second 10,744 square foot building is shown to the west of building 1 as a second phase. The conceptual building footprint is not being considered for approval with this site plan request. The applicant shall obtain site plan approval by the Planning Commission prior to construction of the second phase.
The new structure will be located on the northwest corner of 83rd Terrace and Cole Parkway. Properties to the north, south, east, and west are zoned PI (Planned Industrial). A proposed church is planned to be located directly to the west of the subject property, while the Shawnee/Lenexa corporate boundary is located further west. Right-of-way for the proposed 83rd Terrace borders the property to the south, and 83rd Street is adjacent to the north. Cole Parkway is located directly to the east. Two (2) office/warehouse buildings were recently approved on the vacant property located directly to the south, while an overhead power line and detention basin are located further south. Everseal Gasket Company is located to the east across Cole Parkway.
All bulk requirements have been met. The PI (Planned Industrial) zoning district requires a fifty (50’) foot front building setback from the public right-of-way line. At its closest point, “building 1” sets back approximately 60 feet from the right-of-way line for 83rd Terrace, 55 feet from the right-of-way line for 83rd Street and 92 feet from the right-of-way line for Cole Parkway. The future “building 2” that is located west of “building 1” is shown to provide a 90 foot setback from 83rd Street and an 85 foot setback from 83rd Terrace. Height of the building is 18.4 feet to the top of the parapet, which is less than the 45-foot maximum allowed by the ordinance. No parking stalls encroach into the required 20-foot parking setback area that is adjacent to 83rd Terrace and Cole Parkway.
Access to the buildings will be provided from a single driveway approach that will connect to a newly constructed cul-de-sac (83rd Terrace) that will extend westward from Cole Parkway.
All driveway approaches required for this development shall be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria.
