3.The existing storage structure shall be removed from the site;
4.This subdivision is subject to the provisions of SMC 12.14, Park and Recreational Land Use Fund. Open space fees in the amount of $300 per residential unit ($600)
5.Telephone, electric and cable service facilities are to be placed within rear and side yards as required by Policy Statement PS-24;
6.All utilities are to be placed underground;
7.The storm drainage improvements required for this development shall be designed in accordance with Division 4600, Storm Drainage, of the Shawnee Manual of Technical Specifications and Design Criteria, and as identified within the staff report;
8.All driveway approaches required for this development shall be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria, and as identified within the staff report;
9.The applicant is responsible for scheduling a pre-design meeting with Engineering staff prior to preparing the site development plans, which must show all proposed public and private site improvements. The public improvements required for this development includes grading within the public street right-of-way, constructing the residential driveway approach, constructing the public storm sewer system. These public improvements shall be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria. The final site development plans must be submitted to the City for review and approval of the public improvements prior to issuance of a footing and foundation permit; and
10.Prior to issuance of a footing and foundation permit, the applicant must obtain one or more Public Improvements Permits for all street, storm drainage and stormwater detention, and street lighting required for the development site. All public improvements shall be constructed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria. No Certificate of Occupancy for the development shall be issued prior to the completion, inspection and acceptance of all required public improvements.
PLANNING COMMISSION QUESTIONS
Gregg Moore, 9455 Connell Drive, stated that the proposed duplex would leave a nice opportunity for a couple of families to join the community and there would be updates on the storm sewer system. He explained that now it is just an open ditch and with the improvements it would be an enclosed system. He stated that he was in agreement with staff recommendations.
Commissioner Bogina stated as this was not looked at when the Townsquare and other types of development committees reviewed these areas, why did Assistant Planner Zielsdorf think that this particular site, which was not addressed under the latest
