to the overall quality of the building.  He stated that something has to give, you can’t spend all this money and then go out build a first class building too and then try to recoup all your funds.

Gregg Moore stated that he costed that out also, the cost of the concrete pipe, and the possibility that there could be the opportunity to use 24 inch metal pipe, but a 24 inch concrete pipe really doesn’t come up to that much money.  He explained that it was $40.00 to $45.00 per foot installed.

Commissioner Jenkins stated that it would be more than just the pipe, the channel has to be prepared and the pipe has to be laid.

Gregg Moore explained that the channel is set almost to grade now because they have been in there within the past year and done a lot of work on it, so they have it almost perfect.  He stated that there would be concrete drainage in the middle and about 150 feet of concrete pipe.

Commissioner Jenkins asked Mr. Moore what his cost projection would be for that.

Gregg Moore answered that the raw cost would be about $4650.00 with the labor and pipe.  He stated that it’s really not a catastrophic cost.  He reiterated that it would be approximately $45.00 per foot installed, which would run up the cost to $6,000.00 or $7,000.00 for 150 feet of pipe.

PLANNING COMMISSION ACTION

Commissioner Pflumm, seconded by Commissioner Miller, moved to approve Z-3-05-03 rezoning approval for MOORE RESIDENCE, rezoning from R-1 (Single Family Residential) to DU (Duplex Residential), for property improvements, located at 11203 W. 60th Street, subject to staff recommendations.  The motion carried 5-4, with Commissioner’s Jenkins, Bedora, Bogina and Beckenbaugh voting “nay”.

PUD-1-05-03: consider planned unit development and rezoning from PMR (Planned Mixed Residential) to PMR (Planned Mixed Residential) for LAKEPOINTE TENTH, (68 Lots), for a single family subdivision, located in the 20900 block of 60th Terrace.  Request submitted by Lakepointe Developers, LLC, owner.

Assistant Planner Zielsdorf explained that the applicant requests approval of rezoning from PMR (Planned Mixed Residential) to PMR (Planned Mixed Residential) and revised preliminary development plan approval for Lakepointe, Tenth, a 68-lot single family and duplex residential development to be located on the west side of Woodland Road approximately ½ mile south of Johnson Drive.  The application is filed by Phelps Engineering for Mullin Real Estate, owner.
