3.The applicant submitted four duplex elevations and six single-family home elevations to be constructed in the subdivision.  These are the same elevations approved with the rezoning in 2001 and are currently being constructed within Lakepointe Seventh Plat and Eighth Plats to the east and south.  The duplex units will be 1,425 square feet to 1,585 square feet creating an average size of approximately 3,000 square feet per building.  The single-family homes will be three to four bedrooms homes with a minimum size of 1,600-1,700 square feet, as indicated by the applicant and approved as part of the original rezoning.  The applicant has also submitted some additional home elevations for approval that will provide for more variety.  Some of these elevations indicate finished square footages in the range of 2,700 to 2,900 square feet.  No more than 20 percent of the homes in the single-family portion of the subdivision may be constructed with the same elevation.

The duplex units have been designed in such a way that each half of the four elevations can be mixed and matched with any other half.  In addition each half can be reversed and/or mirrored for the potential of multiple combinations.  Materials to be used on the front elevations will include random pattern stone in color combinations of buff, cream and a blend variation of the two and also pink, gray, and white with blended variations of these three colors.  In addition to the stone, stucco, light gray or buff in color to match the stone and painted wood trim will complete the front elevations.  Side and rear elevations will be stucco finish painted to match the front elevations.  The roofs of all units will consist of a composition roof, weathered gray in color.  Each unit will contain zero clearance fireplaces.

4.The applicant has indicated that this phase will consist of one plat with a projected two to three year construction plan.  This phase will complete the remaining area of the Lakepointe Development with an anticipated finish date in 2006.

5.Two tracts are identified on the plan as being landscape buffers/common open space tracts for this development.  The applicant shall be responsible for providing a detailed landscape plan for these tracts, as well as the dedicated landscape easements along the rear of Lots 460-462.  The landscape plan shall be submitted with the final plat for this phase.  The landscaping shall be installed in conjunction with the public improvements for this phase.

6.This subdivision is subject to the provisions of SMC 12.14, Park and Recreational Land Use Fund.  Open space fees in the amount of $300 per residential lot ($21,300) shall be paid prior to the issuance of a building permit.

7.This subdivision is subject to the provisions of Shawnee Municipal Code (SMC) 12.26 Excise Tax.
