The façade faces the east and needs an awning to protect from the suns’ morning light.
The single awning will be constructed above the glass storefront window and glass entry door on the front (east) façade. The awning will measure 12 feet in length and 2 feet 6 inches in height. The awning will project 2 feet from the front of the building so that it will only overhang the sidewalk and will not project into the parking lot. The awing will also maintain enough clearance above the sidewalk to allow pedestrians to easily pass underneath. The canvas awning will be black in color to match the existing signage.
4.The Land Use Guide of the Comprehensive Plan indicates commercial uses as appropriate for this site, thus the request is in compliance with the Plan. In regards to awnings, the Downtown Design Guidelines state that canvas awnings composed of solid colors or simple striped patterns are appropriate. The solid black awning proposed appears to meet the intent of the design guidelines.
5.Because the business already has a wall-mounted sign on the front facade, no signage is shown or allowed on the awning.
