hours of receiving notification. All disturbed areas must be covered with sod, or seed and mulch, immediately following the completion of final site grading. All temporary measures must be removed once vegetation is established over the disturbed areas.
14.The applicant is responsible for obtaining such permits as may be required by the Army Corps of Engineers (COE) for grading activities covered by Section 402 (Wetlands) and Section 404 (Waters of the United States) of the Clean Water Act.
15.The applicant is responsible for obtaining such permits as may be required by the Kansas Department of Health and Environment (KDHE) for grading activities covered by the Environmental Protection Agency’s National Pollutant Discharge Elimination System Permit Program. A copy of the application for any required permit must be submitted to the City prior to the issuance of any grading permit.
16.Sidewalks were not required in non-residential subdivisions when Perimeter Park was approved. Therefore, the applicant is not required to install sidewalks along Cole Parkway or 83rd Terrace. However, the applicant and/or developer of Perimeter Park Tenth Plat are responsible for installing a sidewalk along the south side of 83rd Street. The sidewalk shall be placed one-foot inside the right-of-way with a sidewalk ramp installed to ADA standards at the intersection.
17.All utilities shall be placed underground.
18.The applicant is responsible for scheduling a pre-design meeting with Engineering staff prior to preparing the final site development plans, which must show all proposed public and private site improvements. The public improvements required for this development should be limited to grading within the public street right-of-way and connecting the private storm sewer to the public system. As previously discussed, the commercial driveway approaches will be constructed as part of the required street improvements. These public improvements shall be designed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria. The final site development plans must be submitted to the City for review and approval of the public improvements prior to issuance of a footing and foundation permit.
19.Prior to issuance of a footing and foundation permit, the applicant and/or developer must obtain one or more Public Improvements Permits for all street, storm drainage, and street lighting improvements required for both the subdivision and the development site. All public improvements shall be constructed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria. No Certificate of Occupancy for the development shall be issued prior to the completion, inspection and acceptance of all required public improvements.
