22.The applicant is responsible for scheduling a pre-design meeting with Engineering staff prior to preparing any public improvement plans.  Individual sets of the final street, storm drainage and stormwater detention, and street lighting plans must be submitted to the City for review and approval prior to commencing construction work on the site.  These plans shall be prepared according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria;

23.Prior to commencing construction work, the applicant must obtain one or more Public Improvements Permit for all street, storm drainage and stormwater detention, and street lighting improvements required for the development site.  All public improvements shall be constructed according to the standards in the Shawnee Manual of Technical Specifications and Design Criteria.  No footing and foundation permits for the development shall be issued prior to the completion, inspection and acceptance of all required public improvements;

24.This subdivision is subject to the provisions of SMC 12.14, Park and Recreational Land Use Fund.  Open space fees in the amount of $300 per residential lot ($6,300) shall be paid prior to the issuance of a building permit;

25.The Fire Chief shall approve all fire hydrant locations.  Any required hydrants shall be installed prior to issuance of a building permit;

26.The applicant is responsible for submitting two (2) copies of the computation plat with the recording copies of the final plat; and

27.Technical items as provided to the applicant shall be addressed and two copies and one 8 ½ x 11 reduction of a revised final plat be submitted to Planning staff prior to consideration of the final plat by the Governing Body.



The applicant is seeking final plat approval for the fourth phase of a multi-phased single-family subdivision.  This plat consists of 21 single-family lots on 8.60 acres.  The property is zoned R-1 (Single Family Residential) and is currently undeveloped.

2.Surrounding land uses include previously approved phases of Brittany Ridge subdivision to the north and west.  The first plat contains newly constructed homes of the first phase of Brittany Ridge.  Immediately to the north and west are the second and third plats, which have been approved by are yet to be recorded.  These properties are all zoned R-1.  Property to the east is zoned AG and consists of a single family home on a large unplatted tract.  Little Fall Estates subdivision is located to the southeast of this plat and is zoned RS (Residential Suburban).  Little Fall Estates is a single family subdivision plated in the late 1970’s.  Additional property to the south, and west of Little Fall Estates subdivision, consists of a large undeveloped and unplatted tract zoned AG.
