       The property good for the next tenants. There will be a charge for

      Cleaning the property at the end of the tenancy mutually agreed

1.21 At the end of the tenancy to return all keys to the Landlord by

     The deposit will only be returned once all outstanding bills have been

1.22 To take reasonable steps to ensure that no damage is caused to the

       Premises during the winter months as a result of the premises

       Being left unoccupied. During the winter the heating is left on a

       Minimum of one hour, twice daily.

1.23 The tenants must ensure the property is protected at all times by

       Activating the security alarm, shutting ALL windows and the Chubb

      Key to be used at all times when the house is empty.

1.24 ALL THE OBLIGATIONS UNDER THIS AGREEMENT ARE JOINT

      AND SEVERAL (IE EACH TENANT ASSUMES FULL

      RESPONSIBILITY). ANY TENANT THAT WANTS TO LEAVE

      DURING THE TERM OF THE TENANCY WILL BE RESPONSIBLE

      FOR FINDING A REPLACEMENT AND FOR NOTIFYING THE

      LANDLORD OF ANY PROPOSED ARRANGEMENTS BEFORE IT

      IS FINALISED. IN THIS SITUATION THE ORIGINAL TENANTS

      REMAIN SEPERATELY LIABLE FOR THE WHOLE RENT UNTIL
