   AS AN ORIGINAL TENANT.

2.  OBLIGATIONS OF THE LANDLORD.

This agreement shall take effect subject to the provisions of Section 11

Of the Landlord and Tenant Act 1985 if applicable to the Tenancy.

2.1a) To repair and maintain the structure and fabric of the premises,

        Including drains, plumbing, water, gas and electrical installations.

   B) To service gas appliances on an annual basis providing a copy

       Of the certificate to the property.

   C) To maintain the furniture and fittings in the premises and to repair

        Or to replace significantly damaged or broken items in that condition

        At the commencement of the Tenancy.

2.2 To respect the Tenants ’right to privacy’  in the premises. Where access

     Is necessary to the premises, notice is to be given to the Tenants so that

     A mutually convenient time is agreed.

2.3 To keep the premises adequately insured against loss or damage.

3 THE LANDLORDS AND TENATS JOINTLY AGREE

3.1  If the premises or any part of the premises during the Tenancy become

      Uninhabitable and the Landlords insurance policies have not been made  

      Void by any action of the Tenants, the rent or a proportion mutually

     Agreed will be suspended until the premises are made habitable.

3.2 To return to the Tenant any rent paid for any such period

      While the property is uninhabitable( unless the inhabitable

      Situation is caused by the tenants). In the case of dispute to be

     Settled by arbitration.

3.3 Where there is a breach of the Tenancy on the part of the Tenants,
