Planning permission is sought for Outline Planning Permission for a residential development at 10 Main Road, Shotts. The site is situated within a site zoned as Established Housing Area and policies HSG 8 and HSG 11 (Infill Housing Development) of the finalised Southern Area Local Plan are therefore material planning considerations. The site is located to the south of Main Street covering approximately 750 metres square in area and incorporates the garage premises, an area of hardstanding and open space to the rear. The site is fairly level with a slight increase in level to the rear of the site and is located adjacent to the commercial retail premises of Sandvale Place.
Policy HSG 8 outlines that the Council will seek to protect the established character of existing and new housing areas by opposing development which is incompatible with a residential setting or adversely affects the amenity of Established Housing Areas.
