To enable the Planning Authority to consider these aspects in detail.

That within three years of the date of this permission, an application for approval of reserved matters, specified in condition above, shall be made to the PlanningAuthority.

To accord with the provisions of the Town and Country Planning (Scotland) Act 1997.

That before the development hereby permitted starts, a report describing the soil and ground conditions prevailing over the application site (including details of the nature, concentration and distribution of any contaminants), shall be submitted to the Planning Authority and the works required in order to remove or render harmless these contaminants, having regard to the proposed use of the site, shall be agreed in writing with the Planning Authority, and development shall not be commenced until these works have been completed.

To ensure the site is free of contamination.

That before the development hereby permitted starts, full details of the location and design of the surface water drainage scheme to be installed within the application site shall be submitted to and for the approval of the Planning Authority, and for the avoidance of doubt the scheme requires to be approved by the Scottish Water and the Scottish Environment Protection Agency in terms of their principles of Sustainable Urban Drainage Systems.

To safeguard the amenity of the area, to prevent groundwater pollution and to ensure that the proposed drainage system complies with the latest SEPA guidance.

That no part of the development hereby permitted shall exceed two storeys in height.

In the interests of the visual amenity of the area and to safeguard the amenity of adjoining residential properties.


That no trees shall be lopped, topped or felled and no shrubs or hedges, shall be removed from the application site, without the approval in writing by the Planning Authority.

In the interests of nature conservation and visual amenity of the surrounding area.

Notwithstanding the requirements of condition

above no new frontage access onto Main Street

shall be formed. The access shall be located on or adjacent to the existing access and shall not

be located behind the adjacent shop frontage.

In the interests of road safety and residential amenity.
