This planning application seeks planning permission for a garage conversion at 53 Morris Crescent, Dalziel Park, Motherwell. The dwelling is a two storey detached dwellinghouse and is bounded by dwellings to all sides. The site is situated within an established housing area and Policy HSG8 (residential amenity) and HSG13 (house extensions) of the Southern Area Local Plan Finalised Draft (Modified 2001 & 2004) are therefore material planning considerations as is the "Developers guide to open space" is also relevant in this instance.
The proposed extension will incorporate the existing integral garage, in addition it is proposed to alter the frontage by removing the garage doors and replacing them with upvc windows which match the existing property. North Lanarkshire Roads and Transportation Department have been consulted as part of the application and have offered no objections. The original application included a garage located to the side of the dwelling, the application was subsequently amended to relocate the garage and alter its design. The subsequent result was that the garage did not require planning consent and was removed from the application.
