The proposed extension to the north side of the dwellinghouse will be 2 storeys in height and will project approximately metres from the side of the house, bringing it in line with the building line of the adjoining neighbouring property. The extension to the south will also be 2 storeys in height and will project approximately 3 metres from the side of the property. The extensions are proposed to be finished in materials to match the existing dwellinghouse. The new entrance porch at the front of the

house will replace the existing porch, and will be fully enclosed.

One letter of representation has been received from the joint owner of the neighbouring property at 6 Dempsey Road. The grounds of objection are unclear, and it appears that there are no relevant planning grounds of objection to this proposal.

In assessing this application the local plan policies for established residential areas is relevant. These policies seek to protect residential areas by opposing development that adversely affects their character and amenity. In assessing the proposals in detail, they are considered to be acceptable in terms of the design and scale, would integrate satisfactorily with the existing property and would cause no adverse effects in relation to privacy or amenity.

In conclusion, the letter of representation has been considered and no reason found to uphold any points raised or to request amendments to the proposals. The scale and design of the proposal is considered to be acceptable and is in keeping with the surrounding area. The application raises no strategic issues and accords with the policies of the local plans. It is therefore recommended that planning permission be granted subject to the appropriate conditions.

That the facing materials to be used for the external walls and roof shall match in colour and texture those of the existing adjoining building.

To safeguard the residential amenity of the area.
