That before any approved building is occupied a management and maintenance scheme for landscaped areas shall be submitted to, and approved in writing by the Planning Authority.

In the interests of amenity by ensuring that landscaping is suitable for the site and the general area.

That a) no woodland trees shall be felled until a survey of bats and birds within the woodland area has been submitted to and approved in writing by the Planning Authority, and b) no work shall take place within the area identified in green on the approved plan until a survey of water voles and birds covering this area has been submitted to and approved in writing by the Planning Authority; any approved measures shall be incorporated into the development proposals.

In the interests of nature conservation.

That prior to works commencing, full details of the location and design of the sewerage scheme shall be submitted to and for the approval of the Planning Authority, and for the avoidance of doubt surface water drainage shall comply with the Scottish Environment Protection Agency (SEPA) principles of Sustainable Urban Drainage Systems (SUDS).

To safeguard the amenity of the area and to ensure that the proposed drainage scheme complies with the latest SEPA guidance.

That the SUDS compliant surface water drainage scheme approved under Condition 9 above shall be implemented contemporaneously with the development. Following the construction of the approved SUDS, a certificate (signed by a responsible Civil Engineer) shall be submitted by the applicant to the Planning Authority confirming that the SUDS has been constructed in accordance with the relevant ClRlA Manual and the approved plans.

That before the development hereby permitted starts written confirmation of the acceptability of the sewerage scheme shall be submitted from Scottish Water.

Prior to the occupation of any part of the development the site access junction shall be modified by the provision of traffic signals. The signal installation shall incorporate pedestrian crossing facilities across both the site access and Cumbernauld Road.
