The amended plans have addressed original roads concerns with the exception of off street parking provision. In view of the limited space available the four semi-detached three bedroom dwellinghouses have two off street parking spaces rather than the recommended three spaces. It is considered that in this case this is acceptable as the site is on a bus route, local facilities are within walking distance and the smallness of the semi-detached dwellinghouses suggest that there is unlikely to be the need for three car parking spaces for each unit.
It is considered that the proposed dwellinghouses will significantly improve the appearance of this derelict brownfield site and will introduce a welcome increase in local house type choice. It is recommended that planning permission be granted.
