Planning permission is sought for the erection of a two storey extension to the side of 3 Wellington Place, Waterloo. The applicant also seeks permission for the erection of a front porch which would measure 6.2 metres wide and project 1.5 metres from the existing front building line. The site is situated within an established residential area and the dwelling is a two storey semi-detached property. Policies HSG8 (residential amenity) and HSG13 (house extensions) of the finalised Southern Area Local Plan are therefore material planning considerations. The “Developers Guide to Open Space” is also relevant in this instance.

The proposed side extension would measure 7.4 metres long including front porch and 3.6 metres wide from the existing gable. The extension would be the same height as the existing house and the front porch would have a sloping roof with a maximum height of 3.7 metres sloping down to 2.9 metres. The ground floor would comprise a dining room and the first floor would form an additional bedroom to the front and shower room to the rear. The side extension would be a minimum of 1 metre from the mutual boundarywith 1 Wellington Place. The proposal would be finished in materials to match those of the existing dwellinghouse.
