The proposed development raises no strategic issues in terms of the Glasgow and Clyde Valley Joint Structure Plan 2000.


The site is zoned Existing and Proposed Areas for Industrial Development within the Burgh of Motherwell and Wishaw Part Development Plan 1953.


The site is covered by policy IND 8 Established Industrial and Business Areas within the Southern Area Local Plan Finalised Draft (Modified 2001 and 2004). This policy seeks to retain the existing character of the Established Industrial and Business Areas by safeguarding existing uses and supporting the development of Central Industrial, Distribution, Storage or Class 4 Business Uses where appropriate.

    • 3.1

      My Transportation Section has no objection to the proposal provided the doors on Southwest elevation of the unit, fronting on to Orbiston Street are removed. They are concerned that the doors will encourage parking on Orbiston Street and as a result affect traffic flow and overall road safety.

      The Protective Services Section has commented that measures should be adopted to control site generated dust.

    • 3.3

      SEPA have no objection to the proposal provided all foul drainage from the site is connected to the public sewer. They have also commented that the previous uses at the site may have resulted in land contamination and as a result the surface drainage system should be site specific and dependent upon any contaminants at the site. SEPA ask that any planning permission granted should contain a condition requiring the applicant to treat surface water from the site in accordance with the principles of Sustainable Urban Drainage Systems.

      Scottish Water have no objections to the proposal, however they advise the applicant to apply to for connection to the public wastewater system andlor water network and that connection will be dependant on the spare capacity at the time of application.
