PROPOSAL:

Erection of a two storey side extension forming garage and shower room with bedrooms over and a rear kitchen/dining area extension.

POLICY B16

For side extensions, either single or two storey, that would, if repeated in a street, convert a row of properties into a terrace, the Authority will require the design to overcome this effect.

SUMMARY OF MAIN ISSUES:

Proposed side extension is only set back 0.3m from the main elevation.  Policy B16 requires a set back of 0.5m to avoid a terracing effect in the street scene.

The Occupiers of 10 – 16 (evens) Meadowlands Avenue, 4 and 6 Burns Avenue and 8 Tennyson Avenue all informed.

With reference to the above, unfortunately I am unable to support the application as the proposed garage width is too narrow and is likely to result in the garage not being used. This will mean that only 1 off street parking place is available. As you know, all garages must be a minimum of 2.6m wide by 6m long. We have found from experience that anything smaller than this is unusable and unworkable”.
