if Expansion Space #2 has not yet been initially improved by the construction of tenant improvements. As a result, all calculations, allowances and other charges pursuant to this Lease (with the exception of Basic Rent which shall be governed by Section ____ below) that are based upon the rentable square footage of the Premises shall be equitably revised based upon the addition of the rentable square footage of Expansion Space #2.

The monthly Basic Rent, as adjusted from time to time, shall be modified as of

the improved Expansion Space #2 Completion Date or the Unimproved Expansion Space #2

its sole cost and expense except as otherwise provided herein, to cause Landlord to modify the
