OPERATING COVENANT - 3 YEAR LIMIT (NEUTRAL)

COVENANT TO OPERATE. From and after initially opening for business to the public from the Premises, and for a period of thirty-six (36) months thereafter (the "Operating Period"), Tenant shall operate continuously and uninterruptedly in the entire Promises the business which it is permitted to operate under the provisions of this Lease.

HOURS OF BUSINESS. During the Operating Period and for so long as Tenant remains open for business at the Premises, Tenant shall keep the entire Promises continuously open for business during those days and hours as are customary and usual for the type of business operated by Tenant. Tenant shall have its window displays, exterior signs and exterior advertising displays adequately illuminated continuously during those hours and days that the Promises are required to be open for business to the public, as well as during additional hours as required by Landlord.
