ing of a development, where they represent the interests of the great variety of stakeholders. The Pre-charrette process includes education, program assessment and Charrette planning. The Project Principals, Gary Lapera and Andres Duany will work in advance with West Wind- sor Township Officials to explain the traditions of town planning and their possible political impacts. Project data, a preliminary development program and building/zoning regulations are collected and reviewed. The client and MGA/DPZ will outline the political approval process and generate a strategy to include all the regulatory agencies, approval of- ficials and citizens of the communities into the Charrette process.

We propose that the Initial Charrette be held in West Windsor’s munici- pal facilities. As we envision it, the Charrette will begin with an introduc- tion by Gary Lapera and Andres Duany on vernacular building types in the area and site data, and will identify the project design parameters. This will include specific dynamics regarding the physical nature of the property within the Redevelopment Area, areas that may be consid- ered to have limited development options including environmental con- straints, which, as discussed previously in this Section, will be expanded on further during the Charrette, as well as constraints related to rail- road operation, and site circulation.

As a part of the Charrette, we may break the group into subgroups, each meeting with a member of the Project Team to discuss further the vision of the participants and their specific areas of concern to each group. In addition, over the course of the Charrette, separate tasks and mini-projects may be undertaken by individuals or in small groups. At other times, larger caucuses occur, and periodically, everyone attends a briefing or presentation. From this the Project Team will produce a series of comprehensive technical documents, including rendered plans and perspectives that can be used for making project-specific design regulations, such as the Urban and Architectural Codes.
