As discussed in Section 1, Michael Graves & Associates/Duany Plater- Zyberk have extensive experience in the planning and design of Transit- Oriented Developments and complex real estate projects, as demon- strated in the Project Sheets included in this Section. DPZ is known for its leadership in New Urbanism and Smart Growth. MGA is known for its international leadership in the development of complex development plans and its ability to manage large teams of experts. And while MGA does have an international practice from its base in Princeton, we have a strong interest in undertaking local projects and bringing our exper- tise to our home environment. We also have undertaken several major projects in New Jersey that have demonstrated our ability to achieve regulatory approval for new and redevelopment, most recently the Con- cept Master Plan for the redevelopment of property owned by the State of New Jersey along I-95 as the New Jersey State Police Headquarters and Training Center Campus in West Trenton, NJ. This project involved working with a surrounding, highly-concerned and motivated residential neighborhood, where we successfully won the trust of the local com- munity because of our sensitivity to their concerns, while meeting the programmatic needs of the New Jersey State Police.

MGA and DPZ both have considerable experience in working with de- velopers and participating in public-private partnerships. We under- stand the type of Concept Master Plan that will be most effective in communicating the economic and community-based opportunities that can be created by a well-thought-out and thorough Concept Master Plan. Our Project Team also understands well how to evaluate and re- mediate environmental constraints, how to prepare a market analysis that will guide the proposed residential and commercial mix in the plan, and how to develop solutions for the complex challenges we see. This in- cludes the challenge of forming linkages under and over the high-speed trackage of the Northeast Corridor, and of preventing traffic congestion in the Princeton Junction area. We also see the exciting potential for West Windsor of the creation of a Town Center, and of controlling the quality of growth that otherwise would be uncontrolled and adversely impact the community.

And as described in more detail in Section 6: Public Presentation Tech- niques, we have developed a series of four Public Presentations/Char- rettes, as well as a number of Stakeholder/Regulator Meetings that we believe will guide the development of the Concept Master Plan and develop a consensus behind it. We think that the high profile and ex- tensive capabilities of MGA and DPZ, as firms, will help to engender special leadership in implementing the public participation process and developing a public consensus.
