Courts and their receivers have hired Newmark Knight Frank Capital Group’s principals to manage assets throughout the workout, foreclosure and bankruptcy processes. We have ensured timely and

favorable process outcomes by negotiating with the existing borrowing entity, or in other cases, the court, to reach an agreement.

PROCESS

Debt and Equity Due Diligence – We will evaluate single or pools of assets to determine today’s value and where the specific market is trending. With 25 offices in key markets nationwide, we have on-the-ground experts to evaluate your portfolio.

Asset Management – The principals of Newmark Knight Frank have individual and collective experience as owners and operators of real estate, offering a unique vantage point as asset managers.

Borrower Negotiation – If the lender determines that the preferred path is to negotiate with the borrower, we will be the intermediary between lender and borrower. However, if the property goes into foreclosure and/or bankruptcy, we are able to function as a de facto developer in order to protect the asset.

Repositioning of Asset – Either during the foreclosure process or upon the receipt of title by the lender, our management and leasing teams, in concert with our construction management group, will complete, renovate and reposition the asset.

Monetization – We will either sell the asset upon restoration of value or bring in outside development and/or equity partners.
