Mr. Glassman stated that under normal conditions he would find problems with this project, but due to the presence of I-95, he finds this project to be an improvement to the area as it mitigates the presence of the major highway.
Ms. Graham commented that the applicant has made a tremendous effort to meet requirements and conditions for the site, but felt the applicant could go a lot further with the clubhouse.
Motion made by Ms. Freeman, and seconded by Ms. Maus, to approve with the following conditions by staff and by the Board:
The applicant will dedicate the 15-foot easement either through abandonment or issuance of releases
The applicant will erect a 6-ft wall prior to construction
The applicant will remove asphalt be removed on the residential side of the property and sod to be replaced;
The applicant will Install mature landscaping pursuant to landscaping plan
The applicant will install timers on lighting.
In a roll call vote, the Board approved as follows: Mr. Welch – yes; Ms. Graham – no; Ms. Golub – no; Ms. Adams – yes; Mr. Glassman – yes; Ms. Maus – no; Ms. Freeman –
yes; Mr. Curtis – yes. (Motion passed 5-3).
Chair Curtis called for a brief recess at 8:30 p.m. Chair Curtis reconvened the meeting at 8:43 p.m.
