Representing the applicant was Mitch Lambeth, Campbell, Barber, Lambeth & Associates, 6223 Slater Road, Mission. He stated that the applicant was in agreement with staff recommendations and asked for approval. He stated that they would be happy to answer any questions the Commission may have. He noted that the owner was also present.
Commissioner Pflumm asked if the utilities other than water were going to stay overhead.
Mitch Lambeth answered no, they would be placed underground.
Commissioner Beckenbaugh asked what the dimensions were from the retaining wall to the two residential structures immediately to the west of this property.
Mitch Lambeth answered that the house on the south was the closest, the retaining wall would be approximately two feet from that residence. He explained that the home encroaches over the property line
Commissioner Beckenbaugh asked about the home to the north.
Mitch Lambeth answered that he was not sure about the home to the north but was probably four to five feet from the wall.
Commissioner Beckenbaugh asked if the retaining wall varies from one to six feet at the north.
Mitch Lambeth answered no, the north would be a smaller section of wall. He stated that this property falls from south to north and it also falls from east to west. He noted that what controls the grade for this structure was the elevation of the street along Barton. He stated that they were able to make some grade transitions through the buildings by setting the garages a little bit lower in order to have some drop from east to west. He stated that the highest point of the wall is actually almost adjacent to house on the south and the wall is not but three to four feet tall in that area.
Commissioner Beckenbaugh asked if there is a privacy fence on top of the retaining wall.
Mitch Lambeth answered yes.
Commissioner Beckenbaugh asked what the height of the privacy fence was.
Mitch Lambeth answered at least six feet was what was noted on the plan.
Commissioner Beckenbaugh stated that each unit has one garage space, if the resident has more than one vehicle where would the second vehicle park.
