The applicant requests final plat approval of Monticello 83, Second Plat, a single-lot commercial subdivision, located at 8315 Monticello Road. The application is filed by Apex Engineering for Lightning Ground Services, owner.
Final Plat Review
1.The applicant is seeking final plat approval for Monticello 83, Second Plat, a replat of Lot 4 Monticello 83, First Plat. The property is zoned PI (Planned Industrial) and contains 2.32 acres.
2.This replat is intended primarily for the purpose of providing a break in the platted limits of no access along 83rd Street shown on the original final plat. The original Lot 4 of Monticello 83, First Plat provided access only from Monticello Road. The applicant is requesting a drive access onto 83rd Street to make the lot more accessible due to Lenexa’s proposed Monticello Road improvements that include construction of a raised median, which will limit the use of these drives on Monticello to right-in/right-out movements only. In addition to the break in the platted limits of no access, only two other minor changes are being made to the plat: the dedication of additional right-of-way along Monticello Road and the elimination of a now obsolete rear building line along the east side of the lot.
3.The Land Use Guide of the Comprehensive Plan indicates that industrial uses are appropriate for this area, thus the plat is in conformance with the Plan.
4.All bulk requirements have been satisfied. The lot is 2.32 acres in size and has approximately 230 feet of frontage along Monticello Road and 340 feet of frontage along W. 83rd Street, exceeding the requirements of the PI zoning district. Front building lines of 50 feet have been provided along both street frontages.
5.Access to this lot will be provided by way of three commercial driveways, two located on Monticello Road and one located on W. 83rd Street. Public access for emergency service purposes is satisfactory. The plat provides access control along W. 83rd Street, a designated minor arterial, except for the 35 foot opening shown on the plat for the driveway access. The applicant is aware that constructing a driveway approach at this location is adjacent to a painted median on 83rd Street, which means that westbound
