Re-Notification of revised drawings

A further 8 letters were received (10, 12, 17, & 51 First Avenue, 7a Old Oak Road, 6 Second Avenue and 34 Third Avenue.

The following additional comments were received:

-object unless 478 parking spaces are provided

-object to car parking for offices if the number of spaces was less then 50% of the total number of people expected to work in the building

-notes there are some minor changes, and number of bedrooms have reduced

-if premises aimed a Council tenants this will be prejudicial to property value

Response: The points with the exception of property value which is not a planning matter have been covered above.

Transport Services:

Criticisms made of the revised Transport Assessment submitted with this scheme, and reversion to allocated parking sought.

Final comments received 9/02/04 – No Objection

Discussions with London Buses have not raised any concerns about the impact of the revised development would have on the bus service of the area.

Suggests further financial contributions for improving safe routes to schools should be secured in view of the extra residential proposed.

A condition should be imposed so that no sharing of the parking spaces shall take place between the 3 separate elements of the development residential, existing offices and new offices.

Response: The TA identifies three issues on routes to schools. In each case there is an alternative route to the respective school. The developer has offered a contribution of £5,000 towards improving these routes. A condition is attached to prevent sharing of parking spaces.

Environmental Health

Noise and Vibration Report generally satisfactory.

Separation between commercial/dwellings if attached will need to be better than B. Regs.

Traffic noise Cat B.

Recommend imposition of conditions 7.16, 1.3a, 2.2b, 10.6, 3.1d, 17.5 and informatives 9.1, 9.2, 9.3,,9.6.

Refuse provision – No objections

Response: Conditions and informatives are attached.

Senior Landscape Architect:

No objection subject to satisfactory details prepared by a landscape architect.

Proposal to TPO existing trees welcomed

Previous comments apply regarding more trees etc. and Section 106 contributions to Acton Park

Response: A landscaping condition is attached. The legal agreement provides for environmental improvements in the surrounding area.
