Anticipate that this development would produce a greater child yield, however arising from the discussions in respect of the previous application we would wish to maintain a similar level of contribution at £150,000.
Response: This provision is included in the legal agreement.
Director of Housing:
The new mix for the site is acceptable. The increase in larger family accommodation more properly reflects projected provision required from the Housing Needs survey (1999/2000).
Director of Social Services:
No objection providing conditions attached in relation to surface water drainage/source control measures are attached to any consent. Further advise is provided to the applicant, which is added as an informative.
Greater London Authority:
Retention of office floorspace welcomed
Supports intensification and increase in overall number of housing units. Disappointed that the proportion of affordable housing is still substantially below target of 50%. Urges Council to negotiate a significant increase closer to the target, unless the applicant can satisfactorily demonstrate that this would not be viable in conjunction with the retention of office floorspace. Detailed information to be supplied at the second stage of the referral.
Response: In the final version of the scheme almost 50% of the additional units are to be affordable, with a good representation of 3-bed units. Overall the proportion is below this at 35 %, but this is higher than the previous scheme which already has permission and on which work has commenced.
Planning obligation should require that affordable housing take precedence over alternative uses should the office floorspace not be viably let.
