landscaping to provide a buffer between the roads and dwellings have been submitted to and

approved in writing by the Local Planning Authority. Such proposals are to be implemented in

accordance with the details so approved and will be subject to review every three years thereafter.

REASON: In the interests of sustainability and air quality improvements in accordance with the Council’s sustainable development policies.

26.

Details of a Green Travel Plan to minimise car travel to the site shall be submitted to and approved in writing by the Local planning Authority and implemented prior to first occupation and shall continue to operate thereafter. The Green Travel Plan will be reviewed every three years thereafter.

REASON: In the interests of sustainability and to minimise noise and disturbance to neighbours in accordance with the Council’s sustainable development policies and RUDP 9.1.

27.

No external plant or machinery shall be permitted except in accordance with an approval of

details by the Local Planning Authority through the submission of a planning application.

REASON: To protect the living conditions of occupiers of neighbouring properties in accordance with adopted UDP policies B5 and RUDP policies 4.1.

28.

Prior to the first occupation of the residential element full details of the distribution of car parking

Spaces for occupiers of the private and affordable units shall be submitted to and approved in writing by the Local Planning Authority. The details as approved shall be brought into use prior to the first occupation of any part of the development permitted and retained permanently.

REASON: To ensure that there is an acceptable distribution of parking spaces for all occupiers of

the new development in accordance with policies T40 and T56 and RUDP policy 9.1.

29.

Prior to commencement of the relevant  phase identified pursuant to condition no. 2 details shall be submitted to and approved in writing by the Local Planning Authority in respect of disabled access within and into the buildings shown in this application; such details shall include details of:-

(i)

Level accesses to and within all residential buildings, including internal manoeuvring space in all principal rooms, bathrooms and toilets;

(ii)        the design, layout and material of all amenity and landscaped areas;

shall be carried out prior to first occupation of any dwellings and thereafter permanently retained as approved. This condition shall apply notwithstanding the information contained in the application.

REASON: To provide appropriate accessibility for people with disabilities in accordance with adopted UDP policies B1, ES3 & H12 and RUDP policies 4.1, 4.3 & 5.3.

30.

Details of the laying out and location of the child’s play area, shown on the submitted layout plans

Drawing Nos. BHB PL-100/B, shall be submitted to and approved by the Local Planning

Authority before any works commence on site and the play area shall be provided in accordance

with the details so approved before any part of the development is occupied and retained

permanently.

REASON: To ensure satisfactory development and provision of play facilities in accordance with adopted UDP policy H32.

31.

On-site speed restrictions shall be no greater than 10-15 mph.
