REASON: In the interests of pedestrian safety in accordance with adopted UDP policy T62 and RUDP policy 9.1 & 9.5.

Prior to first occupation of the development, full details of the height of the proposed roof top

screen including proposed sight lines shall be submitted to and approved in writing by the Local

Planning Authority. Development shall be carried out in accordance with the approved details and

thereafter permanently retained.

REASON: To protect the living conditions of occupiers in the area in accordance with the adopted UDP policies B5 & H33 and RUDP policies 4.1 and 5.5.

Prior to commencement of the relevant phase identified pursuant to condition no. 2, full details of the layout of the proposed live/work units shall be submitted to and approved by the Local Planning Authority in writing. Development shall be carried out in accordance with the approved details and thereafter permanently retained. No alterations to the internal layout of each live/work unit and no use of each live/work unit for full residential use shall be carried out without the prior permission of the Local Planning Authority, obtained through the submission of a planning application.  

REASON: To maintain an appropriate mix of uses on the site in accordance with adopted residential and employment UDP and RUDP policies.

Prior to the commencement of the residential and retained office development hereby approved, the following detailed drawings and programme for implementation in relation to each traffic management measure be submitted for approval to the Local Planning Authority and no development shall take place unless and until such details have been approved by the Local Planning Authority. The details to be submitted for approval shall incorporate the following:

i) Details of the traffic calming measures being proposed along Bromyard Avenue;

ii) details of the traffic management measures at the junction of Bromyard Avenue with The Vale;

iii)The applicant will be liable for the total cost of arranging and undertaking of safety audits;

iv) Details of the traffic management measures being proposed internal to the site.

REASON: In the interests of the free flow and safety of traffic along Bromyard Avenue and The Vale in accordance with adopted UDP policies T62 and RUDP policies 9.1 & 9.5.

The proposed dining room windows in the north elevation of the podium blocks shall only contain obscure glass. A sample of the obscured glass, no smaller than 300 mm square shall be submitted and approved in writing by the Local Planning Authority before any work is commenced on the relevant part of the development, and the development shall not be carried out otherwise than in accordance with the sample thus approved. The details so approved shall be retained permanently.

REASON: To protect the living conditions of neighbouring properties in accordance with adopted policy B5 and RUDP policy 4.1.
