PLANNING COMMISSION:

The Planning Commission voted unanimously to approve the conditional use permit. There were no comments at the public hearing.

BACKGROUND:

J-Less Enterprises, LLC is requesting a conditional use permit to operate an indoor vehicles sales showroom on a property located at 1473 91st Avenue NE. The vehicle sales showroom will occupy 1,697 square feet, this would include an office and vehicle showroom. The property is zoned I-1 (light industrial) and an indoor vehicle sales showroom is a permitted conditional use within this zoning district.

The applicant is proposing to sell mopeds, both new and used. Also, the applicant would be selling used cars with an inventory of 2-5 cars on display inside the building at this location. The business operates primarily as an online mopeds/car dealership. The applicant is proposing the maximum number of vehicles within the showroom at one time to be 5 cars. The space will be used solely for vehicle and moped sales and no major repairs will be done on location.

Hours of operation will be Monday 12:00 pm to 6:00 pm, Tuesday through Friday 9:00 am to 6:00 pm and Saturday by appointment only. Parking is adequate for the use and as with similar conditional use permits, no outside storage or parking of vehicles for sale is allowed on the site.

Landscaping was done previously and is adequate for the site. The building is also fitted with the required fire suppression system.
